The Uglification of New Brunswick #2 - Easton Ave.

Easton Avenue is the strip where generations of Rutgers students have scammed on the opposite sex, consumed services from hair cuts to bicycle repair, and eaten at cherished hangouts such as Thomas Sweets, Stuff Yer Face and Evelyn's. It is one of the few remaining cute areas of the city and it is the well known hub of student life. Here it is, familiar and beloved to all who have passed through The Banks, Easton Avenue:




Now, imagine that you work for Rutgers University and you are in charge of facilities maintenance. You need a site, basically a big industrial storage hangar and yard, to store your vans and trucks and other sundry equipment. Now, given that New Brunswick is an old city teeming with abandoned out of the way industrial properties, where would you site your facility? If you said right in the heart of the Easton Avenue strip, you are correct!





Brought to you by Rutgers Facilities Maintainence, this stultifying bank of garage doors and fence takes up the equivalent of FOUR or FIVE store fronts, cutting the prime block of the Easton strip into two little islands. It makes this center of human activity immensely ugly and reminds all New Brunswick denizens, in case we ever forget, that the University and the City couldn't care less about us.

It also has the effect of stymieing investment. Some thoughtful developer spent the extra money to make these redeveloped townhouses on Easton attractive and in character with the rest of the area:





They were repaid for their efforts in beautification by having this built right across the street:





Do you think that this developer will go through the effort and expense to make things nice the next time he builds in New Brunswick?

If this still seems to you like a perfectly sensible thing to do, report to the Rutgers University Administration where your new job as a facilities planner awaits you!

Actually, I believe that building has been used for many years by Rutgers' facility maintenance. The exterior was refinished a few years ago and is a vast improvement from what it was before. If I was the guy that owns the building across the street, I'd certainly prefer the current look, including the faux building from that blocks the view of the trucks across the street.

"Some thoughtful developer". Please. It's all about increasing the value of your property, whether it be for the price of rentals or resale value. Find me a "thoughtful" developer and I'll show you a liar.

I think your entries on the Uglification of New Brunswick are weak, to say the least. You can go to any city and point out ugly buildings. Look around New Brunswick. There's a heck of lot more beuatification going on than ever before. Clearly you never venture off campus much or else you'd remember what New Brunswick has looked like in the not too distant past.

Well, somehow, "anonymous" and "minister," with their opposing sentiments, are both wrong. Yes, it is wrong for someone to point out to the rest of the world how ugly your neighborhood is, but that's what planners do -- get over it. They are more help than harm in the long run. Shame on the Minister for telling us how ugly our neighborhood is, but praise him for making an overall apathetic community aware that this is not the path we want to be on.
But Anonymous is also wrong. Terribly wrong. And here is why: We are on a downward spiral and things have NOT improved for the residents. When I moved to New Brunswick in 1998, there were things here for me (aside from school) that made me want to live here, and stay here after graduation.

1) THREE (count 'em, THREE) music stores. Granted, one was a Sam Goody, so that doesn't really count, but there was Cheap Thrills and Tunes -- both EXCELLENT music stores in their own right, and both perfectly adequate in satiating even the most ravenous musical appetite. Now, there are ZERO music stores (that ZERO includes the pitiful music section at the RU bookstore).

2) CULTURE: Yes, culture. There is no more of that in New Brunswick. New Brunswick used to be, in its "grittier" days, home to artists and musicians who liked the affordability and the proximity to the major cities. There was a STRONG music scene and many bands claiming NYC origins were actually from New Brunswick.

3) Teresa's/Cafe 52 -- I know these two places found their ultimate demise in some idiot college student's plugged-in space heater, but these two places -- directly across the street from that Rutgers facility on Easton, were pivotal to that block. Cafe 52 was a true cultural institution where all types of people mingled, and in the summer, held poetry readings and live music performances in the backyard.

NOW, Reasons to Leave: In 1998, Brumphis was all about promise. I think in nealy 7 years here, I should have now seen some indication of improvement. But is a giant parking lot where the awesome Green Grotto restaurant used to be improvement, Anonymous? No, it's not. Is luxury housing on the waterfront improvement for me? No, it's not. Is the useless Ferren Mall/Deck and the now-dead corner where Sam Goody's and Bottom of the Hill used to be improvement for me? No, it's not, and it's probably not improvement for you either.

Also, Rutgers students suck. No two ways about it. They are largely (not all) who-gives-a-shit morons who couldn't care less about their own GPAs let alone their sidewalk and keeping it clean. These are some of the worst neighbors I could ever imagine living next to and they are a huge part of what devalues this city. I know this is VAST generalization, but a few speak for the majority. Mind you, I sound like an old man, but I'm in my 20s, and face it, Rutgers students suck.

I don't know about you, but I'm close to abandoning this city and I need to see some positive improvement quickly if I'm going to change my mind. I'm not talking about sweeping change. One new store, just one promising initiative from the government, and I'll give New Brunswick another chance. But that's unlikely to happen.

In fact, I am not wrong, I just don't share your opinions.

You are looking at it from a arts angle and whereas the original post on uglification is regarding appearances and architecture.

A lot of my money growing up went to Cheap Thrills and Music in A Different Kitchen, which was a few doors down from the Rutgers facilty on Easton. Much of my time was spent at the Melody and the Roxy while in college. We're lucky the Court Tavern is still here. If Boraie had their way, that would be gone to.

If you drive up George Street and don't see promise or improvement, then maybe we're in totally different worlds. You have to look at it both from a current situation and a future angle. Sure these construction project aren't pretty right nown while in progress. But I can guarantee you that having more of a population downtown will have a positive effect on New Brunswick.

And which "residents" do you refer to in terms of those not benefiting? I see a new school on George Street, improved housing, more ballfields, etc.

The problem is money, and the arts are generally the one's hurt when communities develop. You can look at the various areas of Manhattan and brooklyn that are constantly evolving, and how the artist communities are constantly on the move.

There's still a lot of culture in New Brunswick, it too has just shifted. I moved out of New Brunswick 5 years ago, though I continue to work downtown, and still spend a lot of my free time here.

Exactly Team Fluffy, and yes, Anonymous, you are wrong. I know several people working in New Brunswick's public schools, including the new school you mention on George and they are nightmares. Nightmares.

As for lost culture and activity, I am not talking from an arts angle. I am speaking from the commercial, bring-people-to-the-neighborhood angle. You certainly do not hang out on George Street as you say. Do you know why? Because there is nothing to do there, and I'm not talking from the White angle, as you have somehow assumed that is my racial classification in your comment regarding which residents are affected.

I am taking the angle that while there are umpteen places to get my freakin' check cashed in a 2-mile radius (including a new check-cashing outlet on the recently-improved George Street section), it has not gotten better for the poor residents, they, too still go unnoticed.

You live out of town and work in town. Tell me, exactly, how New Brunswick provides better for you now than it did in the past. I'm actually curious before I say again, that you're wrong.

First off, you've told me I'm wrong twice, why not go for three.

Brilliant work trying to bring the race issue into this. By "residents" I am referring the three groups, as I see it: temporary, short-term or long term. Temporary (Rutgers Students), short-term (post graduation - most likely to move on) and long-term (people who live here for 10 years or more). But really, it was a nice attempt to take a civil discussion into race relations.

What has the city done for me. Well,it's provided a location for our company in a space that had previously been boarded up for 20+ years. It has provided me with more choices for dining and entertainment, though not quite the same as in years past, which doesn't make it any less valuable. It's provided me with a safer city than years ago, and that's a more long-term view than necessarily the past seven years. And don't let the attacks on the Rutgers students fool you, things were much worse in the past.

When did you ever hang out on George Street? Can you not see the number of bars and restaurants that have been added in recent years. Seriously, tell me what from George Street is missing, aside from your beloved Green Grotto, that would inspire people to come downtown.

Team Fluffy: I'm sorry if you don't like the architecture of some of the new buildings going up, but they are certainly better than the possibilty of glass and steel structures. You can not tell me that the former administration building on Bayard-Patterson isn't a lot better looking than it was before. Most of the new construction of the housing near Rte. are using styles more closely related to the city (brickface, etc.) Again, while keeping this civil, I'd like to see more examples of what has gotten you so angry, in terms of buildings.

No answer for the garbage issue, as that is a concern we both share.

Unfortunately, you're one of the few who can feel the effects of this improvement. When I walk down George Street, unlike you, I don't see the eating establishments of which you speak, but the vacant storefronts where there should be something worthwhile for the residents (and by residents, I mean black and white, long-, short-term, and temporary.)

Wow, an "Out of towner", that's good. I lived in town for 10 years in between the 20 years that I lived in the town next door. For the amount of time I spend here and the investment made here, whether I actually sleep here is irrelevant. Actually, one might say that having a business here is a bigger investment in the city than someone who threatens to leave town because all of his tastes aren't being met.

I've been here when the only thing that was here was a Blimpie, a men's clothing store and a porn theater. Should we have kept them? Now if you want to keep run down, crumbling buildings, just for the sake of reminiscing old times, then I disagree.

Wow, I didn't know that Evelyn's, Jersey Subs, Shanghai Goodies, Jazmine Thai, etc. fall into the upscale category. I'm here five-six days a week eating, drinking, shopping at all sorts of places-but again. My doctor is in N.B., my pharmacy is in N.B., my bank is in N.B.....I think you get the picture.

You still haven't explained how George Street has gotten worse. What exactly was so exciting there before. About 12 years ago there was a crappy nightclub where the comedy club now stands. That's about the only entertainment I can recall that's missing.

Seriously, let me know what's no there that you miss, because maybe I've blocked it out of my memory.

And the vacant storefronts argument is weak. You know why they are vacant, it's because they weren't succesful in business....with the residents. Supply & Demand is what's in play here.

In all seriousness, I'd like to hear more about what's missing on George Street.

And now suddenly, the businessman's interests are MORE important than the residents'! Again, thank you Anonymous for showing us what is actually important here.

Your argument suggesting that I would want New Brunswick to revert back to what it was in the 80s is ridiculous, and I think you know that. You've missed the point of my argument. I said things were going well until we hit a wall. Something was forgotten in all the redevelopment and certain interests, namely, residents' interests were overlooked. I'm glad New Brunswick is your little playground for you to toy around with and then leave, but you are seriously missing the point if you think progress means putting up new, modern, shitty buildings in the stead of old ones.

Speaking of getting offensive, or defensive. So I'm an out-of-towner and an overbearing businessman, since you seem to think that I feel that business concerns are more important than residents. Well, again, you are off base.

I can see you have an issue with the fact that I no longer live there, however, lets focus at the discuss at hand rather than giving me names and making assumptions.

You have yet to give examples aside from the man coming down on the little people and that this and that suck.

Again you make a cutesy remark, this time about the city being my playground. So you clearly are not happy that I am a businessperson with an interest in the city, you seem to have an issue with me spending free time here (again note your playground comment) and yet you complain about businesses going away. You can't have it both ways. And again, without getting into a pissing match, a small business like ours can just pack up and leave quite as easily as an individual like you.

So please, give more examples of what's wrong and what you miss about George Street. Obviously if you can't give specifics, it much easier to result to finding out what's wrong with me, which you have done so well to this point.

I take issue with your comment that a business person who is not a resident knows best for the city. You've got it all wrong. Change begins at home and in this case, it's my home, not yours. Your opinions are valued and entirely number two in the grand clucking order. Residents' input is first though. That's all. New Brunswick should reflect its residential demographic -- through its buildings, its buildings' commercial and residential use, etc. and it doesn't.

So I say humbug to Mr. Anonymous. I know not why we quarrel. Let's combine our energies and make this a better place. Then I'll come into your town and plant some flowers or something.

One final correction: I never intended to say a business persons interest is more important than that of local residents. I was merely trying to counter your apparent sentiment that as an out-of-towner I have no real interest in this town.

As an aside, small businesses in town are getting together in an effort to help each other grow and survive. This group has met several times in an effort to serve as a stronger front to the goverment and future development.

That being said, I'd be curious to see how the small business community and the residents can get together to help build New Brunswick. There's enough questionable dealings going on between business and government (read: DevCo).

In conclusion, we'll agree to disagree. You feel it's your town, not mine. I feel as much an interest in the town as you. So we can disagree.

I also disagree on the uglification of the city. The appeal has changed to different tastes than in the past, but as I said previously, this happens in any developing city. You're living in a dream world if you think you can stop development because it will damage a scene. Look at areas like Williamsburg. The artist aren't going away, they are shifting.

Finally,if you really want to improve the city, then do something about, aside form complaining on a blog. The first step is to admit you have a problem. You have a problem with businesspeople, you have a problem who don't live in the city limits but still contribute much to the city, etc.. However, I fear, your interests are purely personal as reflected by your thoughts of "abandoning this city".

Plant flowers in my town? Great. I can use all the help I can get. With two kids, a demanding job (and wife), I rarely get time to work on my garden.

Interesting discussion, guys. If anyone is still posting here, I have some comments...

Regarding the Rutgers Facilities builing on Easton Avenue: Yes, it is an eyesore and an inappropriate use in this loocation. However, I do have some good news. Two officials - one with RU and one with the City - have told me they are working to move those operations to a more remote location so this space can be used for retail. I think we can all agree that this will be a very positive development.

Now, some general comments.

1) The surveys of the residents themselves back up the assertion that, as a whole, New Brunswick has gotten better. While Mattomega may not like some of the changes, as a resident, not every resident wants the same things.
2) To suggest New Brunswick has no culture is absolutely ridiculous. If you define culture narrowly as behemian squatters or indie rockers, then I suppose this is true. But the theatres are doing as well as ever, and that is certainly culture. How about the Zimmerli Museum? The Galleries at Civic Square? Don't these count? How about all the Mason Gross performances? The performances in Kilmer Park during the summer?
3) I, too, wish there was a great independent record store. I've spent most of my life shopping at such stores. But let's face it: not many people are opening them these days. You can't fault the city for that, though I have suggested to the powers-that-be that such stores are an important component of retail.
4) There is a wider variety of restaurants than ever before. The beloved Green Grotto will re-open in a few months as part of Heldrich Plaza. These restaurants are not solely for out-of-towners, either. There is a plethora of places downtown, and they serve every income level.
5) I do agree that there are too many vacant storefronts. However, the city is making an effort to attract more retail downtown. I have been pushing the importance of a wide variety of stores - both chain and independent - to the powers that be. They realize there is more to be done in this area. However, to suggest that there is nothing for the basic needs of residents is silly: what about Rite-Aid, the other pharmacy, the discount stores, and a wider variety of banks than ever before?
6) Architecture is a matter of taste. Either you like it or you don't. I like some of the new stuff; other stuff I'm not crazy about. That is true in every city.
7) So what if certain developments do not directly improve your life? Why would you expect them to? There's certainly more jobs and tax revenue in the city than ever before, which is not insignificant, as far as residents are concerned. You may miss the Monumnet Square "hotel," but many people will be thankful for the (200-300) jobs - many of which will be taken by NB residents - that will be created in the hotel and conference center that is replacing it. And please don't tell me that is "corporate," as if that is a bad word. Jobs are not a bad thing.
